MADISON, Ala. (WHNT) — Madison City Council voted 6-1 in favor of a commercial zoning change for the corner of Wall Triana and Browns Ferry Road, Monday night.
The 20 acres, which sit at the northeast corner of the intersection, had been zoned residential.
The move is expected to bring new shops into the city and, with that, more tax revenue.
However several residents in nearby neighborhoods opposed the change.
“There’s not that constant noise of cars and just that stuff that we moved away from Huntsville to get out here for a quality, quiet, peaceful place to live,” Madison resident Lois Brown told the council.
She, and many other citizens, argued that the change will increase traffic and noise pollution.
Residents were also concerned that their property values will decrease and that new shops will take away money from already existing businesses.
The 40 acres at the site are essentially split in half, with roughly 20 acres owned by Madison City Schools, which may be used for a possible school, and the other 20 acres will now be set aside for business development.
It is a move city officials believe will have the biggest impact for the most people.
“When you look to moving something to a business district, you look at those two miles and determine, how many folks would you touch and would you impact, so with 23 thousand residents, we’re thinking it’s probably the right location for a business,” said Mayor Troy Trulock.
“It improves our schools, our roads, our police and our fire, so it’s important that the city of Madison continue to grow,” said Trulock.
The Sembler Company, out of Florida, is expected to develop the site.
It is not yet known what businesses will move into the location, causing more concern for the residents in that area.
The public will have more opportunities to weigh in on this development.
There will be a public hearing coming up on the plat map, or layout, of the land and the planning committee encourages resident input then.
